The Art of Reading Land

Why this book?

Land decisions are big, and the paper is often read last

Buying, selling or inheriting land is a decision most families make once or twice. The field is seen, the price is asked, and trust is placed in a seller who is known to us. The 7/12, 8-A, mutation entries, the measurement sheet and the maps, which hold the real picture of the land, are often read only after the token is paid.

This book changes that order: read first, then decide.

What changes after reading

  • Better questions. You will talk with everyone involved in the deal, the seller, broker, talati or lawyer, prepared and with the right questions.
  • Records and maps, understood. You will read every field of the 7/12, the 8-A, mutation entries, the measurement sheet and TP/DP maps yourself.
  • What to verify before deciding. You will have the checklist for what to check before a token, an agreement to sell or a sale deed.

The book is not a substitute for a lawyer, the DILR or a CA. It helps you have a better discussion with them, with the right questions and the right papers.

Five things, together

A land deal is never one document. The person (who the seller is), the map (where the boundary is), the law (tenure and restrictions), the future (TP/DP and development) and the land (the records) have to be read together. This book teaches all five together.

Where the experience comes from

Satishbhai Naranbhai Patel is a farmer's son. Since 1990 he has worked between the paper, the office and the field. In 1993 his own family's land carried an encumbrance that he learned to clear himself. Over 35 years he has watched hundreds of deals: which held, which broke, and why.

The book's 23 real cases, with names changed, come from that experience.

Why it was written

Gujarat Land Expert has one purpose: to put land knowledge within reach of every family, not only those who can hire an expert. One person cannot walk to every field or sit in every office. A book can, in plain Gujarati, with a source for every legal statement, and at a price that lets a family thinking about land read it first.

What is inside

  • 5 parts and 23 chapters, each answering one question.
  • 23 real cases, 21 red flags, 10 checks before paying a token, and the 12-document file.
  • A checklist at the end of every chapter, and 9 appendices: master checklist, document and form list, glossary, fees and timelines, measurement conversion, government online tools.

Who it is for

Farmers, buyers, sellers, heirs in joint land, NRIs, people entering the land business, and students of revenue law.

Land is not looked at. It is read.

The book is for education; it is not legal, financial or investment advice. Consult a qualified lawyer, the DILR and a CA before any major decision.
